More frequent in the early stages of our business relationship with you, these meetings are essential for establishing agreed upon process and procedures and coordinating between members of the management team and yourself. A schedule for these strategic meetings will be delivered upon commencement of our services.
The resident manager is one of the most important figures in the overall management of any property. Our system for developing top notch resident managers has a proven, successful track record because it includes:
- Extensive training during the first 60 days
- Weekly site visits by the property supervisor
- Day-to-day phone/email communication
- Monthly site visits by an independent property inspector
- Strict adherence to the Main Street Management operations manual
- Mandatory quarterly training sessions
The initial lease up of the properties will require frequent visits by a Main Street Management staff member. Each Leasing Agent will be required to provide a daily traffic log to our office. That report includes pertinent facts about prospective tenants and important follow up information. The leasing agent will be required to follow up directly with each prospect by phone.

Negotiation & execution of rental agreements
Rental rate structuring
Each resident manager is required to submit a rent collection sheet by the fifth day of each month along with a rent collection status report. The property supervisor reviews each rent roll and status report to identify potential problems. The supervisor will immediately resolve any collection problem by enforcing a pre-determined collection policy.
As your agent, we have the skills required to successfully position your property in the marketplace. After completing a detailed market analysis, our team will provide you with a comprehensive advertising and promotion plan. But the work does not end there. Our leasing team continuously monitors current and future leasing options as well as changing market conditions.
