Main Street Management’s History

Main Street Management LLC was founded in 1998. Our hands-on style of asset management, marketing and strategic planning have been the keys to successfully meeting and exceeding our clients' objectives. We believe in having a close fiduciary relationship with and responsibility for our clients and their property investments, and as a result, we produce impressive success stories. The service we give, and the reputation we have has resulted in a multi-million dollar management portfolio with over 47 residential properties encompassing over 2,500 units in and around Orange, Los Angeles and San Bernardino Counties as well as single-family homes, including a 118-home portfolio in Las Vegas.

The Team

Under the direction of Grace O’Brien, the company has carefully designed organizational structures and practices geared towards optimizing a property's performance. Accordingly, we employ specialists for each detail; our staff is made up of real estate professionals with expertise in property supervision, vacancy marketing, facilities management, cost control, financial accounting, and property development. Our team has an established, well recognized reputation for honesty, integrity and ethical conduct that goes beyond the industry norm. We expect our Advisors to be proactive, and a professional attitude and a focus on customer service is a requirement for all of our staff.

    All employees receive intensive training in the first 60 days of employment and then mandatory quarterly training thereafter. We also handle all payroll functions for you.

    Our computers, computer programs, and communications gear are state-of-the-art. We use eWork Order software to take service requests, automatically assign workers, and track progress. Yardi property management software delivers real time input of property income and expenses.

  • We lower your bottom line expenses

    Your property will benefit from detailed expense reviews and wholesale pricing for recurring and non-recurring expenses. Using our extensive portfolio as leverage, Main Street Management is able to negotiate the lowest prices from service providers, enabling you to benefit from our economies of scale.

    We are committed to optimizing your rental income. We start by creating large pools of potential renters which are carefully screened so that only the most qualified are accepted. We minimize delinquencies by issuing rent collection status reports by the fifth day of each month. And our property supervisors are empowered to resolve any collection problems.

  • We provide complete transparency

    You will receive timely updates of all pertinent data on your property. Standard reports include a weekly leasing summary, advertising summary, physical inspections and a financial reporting package.

A Case Study in Success

Main Street Management has had numerous success stories in rehabilitating rental properties.

At the time of purchase of the Magnolia Garden Apartments, only 8 of the 44 units were occupied.

After developing a comprehensive management plan, it was clear that a massive overhaul of the entire property was needed in order to reach its operating potential. While walls remained standing, most everything else on the property was replaced including:

  • Electrical
  • HVAC
  • Plumbing
  • Tile floors
  • Asphalt
  • Bathroom fixtures
  • Garages
  • Carpeting

To improve the aesthetics and appeal of the property, the Main Street team also installed a new pool, a recreation room, a wrought iron security gate, and landscaping.

It took a lot of work, proper planning and execution. But today, the property is 100% occupied with rents starting at $1400 and up.
